The United
Independent School District Maintenance and Operations
Department is comprised of 150 employees, highly trained,
skilled and licensed professionals that are specialized in their
fields, dedicated to providing the best learning environment for
the children that attend our school district. We maintain 40
schools and 17 student support office buildings for a total of
4,594,082 square
feet and growing. We work closely with city, state and federal
agencies to make sure all building guidelines are met.
Our operation
includes 110 service vehicles that transport our craftsmen and
their equipment to the school campuses and repair sites. Our
service area encompasses 2,448 square miles. We also rely on 30
trailers to move equipment and materials, 9 mowers to maintain
our grounds, and a list of other heavy equipment that has been
acquired throughout the years to enhance and facilitate the
upkeep of our districts growing needs.
We maintain a web
based work order system to expedite repairs and track preventive
maintenance; while at the same time cutting down of paper waste.
This system provides valuable information in identifying problem
areas, equipment failure rate, and aids in budgeting. We process
about 2,500 to 3,000 work request per month on average.
The maintenance
and operations department strives to maintain a 60% preventive
40% corrective ratio for general routine work. However we
maintain an 85% preventive 15% corrective ratio on our air
conditioning and heating equipment. This has allowed us to
provide a more stable environment while at the same time
reducing the cost of equipment repairs, down time, and
conserving energy.
We also keep a
warehouse, independent of the districts supply warehouse, of
parts and material specific to our department. This warehouse
inventory is linked to our work order system. It provides a
checks and balance for our materials and tracks costs per work
order.
Other shops in our
department include the carpentry shop, were special fine wood
work is built to meet unique district needs, the welding shop
which supports the departments welding needs and the mechanic
shop which repairs and services all of our grounds equipment.
